Get Pre-Approved With a Lender

Before you start looking at homes you need to know what you can afford. Getting pre-approved tells you your budget, strengthens your offers, and shows sellers you are a serious buyer. If you already have a lender you trust bring them along — Bryce works with all lenders. If you do not have a lender yet Bryce can help point you in the right direction by sending over some recommendations of trusted local mortgage professionals who know this market well.

Once you are pre-approved Bryce will sit down with you — in person or remotely — to build your home search criteria. Review and Sign Required Documents

Pennsylvania now requires three documents to be signed before Bryce can show you any homes. This includes the Buyer Agency Agreement — a standard requirement following the 2024 NAR settlement — which simply confirms that Bryce is working exclusively for you and your best interests. Write a Competitive Offer

Offer Accepted — You Are Under Contract

Congratulations — your offer was accepted! Now the work behind the scenes begins. You will drop off your earnest money deposit at the listing agent's office. Inspections will be scheduled if applicable. Your lender will reach back out to complete the full mortgage application and begin collecting the documents needed to process your loan.

Appraisal is Ordered

Your lender will collect the appraisal fee from you and order the appraisal. A licensed appraiser will visit the property and confirm its market value. The lender needs to verify that the home is worth at least as much as you are borrowing. Bryce will keep you updated throughout this process.

Underwriting and Loan Approval

Your lender's underwriting team will review all of your financial documents, the appraisal, and the title work. They may request additional documents — sometimes called conditions — which is completely normal. Respond to any lender requests quickly to keep things moving. Once all conditions are satisfied your loan is officially approved and you are clear to close.

Pre-Settlement Preparation

With your closing date confirmed it is time to get your utilities scheduled. Contact your electric, gas, water, and any other utility providers to schedule the transfer of service into your name starting on your settlement date. Bryce can provide you a checklist of everything you need to set up before closing day.

Final Walk-Through

The day before or the morning of settlement Bryce will walk through the property with you one final time. This is to confirm that the home is in the same condition it was when you made your offer — that all agreed-upon repairs were completed, all personal property that was included in the sale is still there, and nothing has been damaged or removed.

Settlement Day — You Are a Homeowner!

Settlement typically takes about one hour. You will sign a significant amount of paperwork — the title company's team will guide you through every document. You will need a certified check for the amount your lender provides to you in your closing disclosure. Once everything is signed and funds are transferred the keys are yours. Questions Buyers Ask Bryce Most

Do I need a buyer's agent to purchase a home?

You are not legally required to have a buyer's agent but it is strongly in your interest to have one. A buyer's agent like Bryce represents your interests exclusively — not the seller's. He negotiates on your behalf, advises you on offer strategy, coordinates inspections, monitors your transaction, and guides you to closing. In most transactions the seller pays the buyer agent's commission, though this is now negotiable and discussed upfront in the Buyer Agency Agreement.

How much money do I need to buy a home?

The amount varies based on your loan type. Conventional loans typically require 3-20% down. FHA loans require as little as 3.5% down. VA loans for eligible veterans require zero down payment. USDA loans for rural properties may also require zero down. In addition to your down payment you will need funds for closing costs which typically range from 2-5% of the purchase price. PHFA programs can help cover some of these costs for qualifying buyers.

What is a Buyer Agency Agreement and why do I have to sign it?

Following the 2024 NAR settlement Pennsylvania now requires a written Buyer Agency Agreement before a buyer's agent can show you homes. This agreement spells out exactly how Bryce will be compensated, what services he will provide, and how long the agreement lasts. How long does the home buying process take?

From your first conversation to closing day the typical timeline is 30-90 days depending on how quickly you find a home you love and how smoothly the financing process goes. Can Bryce help me buy a home in Maryland?
